Our Homebuilding Process

Building a custom home on your lot is an exciting journey, and we’re here to guide you every step of the way. From the initial vision to the moment you step inside your finished home, our process is designed to be seamless, transparent, and enjoyable.

Step 1: Getting Started

Your journey begins with a personal consultation where you’ll meet Emily, our New Home Consultant. With a background in Interior Design and years of experience in custom home building, Emily takes the time to understand your lifestyle, vision, and budget. Whether you’re modifying one of our floor plans or starting with a custom plan you’ve found or designed, she’ll help guide you toward a home that fits your needs from the ground up.

Step 2: Securing your land

If you already own a lot, we’ll assess it to ensure it meets all the necessary requirements for your new home. We take the time to review key factors, such as topography, accessibility, and how we can optimize views, ensuring your home is perfectly suited to the land. If you haven’t purchased land yet, we can guide you through the process of finding the ideal lot. With 30 years of custom home building experience, we can provide valuable insights and recommend trusted resources to help you select the right piece of land for your dream home.

Step 3: Designing your home 

Together, we’ll refine your home’s layout, features, and structural options to create a design that’s uniquely yours. Every home we build is fully customizable—from reworking layouts to adding special features or reconfiguring spaces. You’ll continue working one-on-one with Emily, whose interior design background adds a thoughtful, functional perspective to the customization process. During this step, she’ll also provide a detailed cost estimate, giving you the information you need to make confident decisions. Once you’re satisfied with the design, we’ll finalize pricing and prepare your Purchase Agreement.

Step 4: Securing Financing

Next, if you’re financing your home, this is the time to secure a construction loan. American Heritage Homes does not have an in-house financing team, which gives you the flexibility to work with any lender of your choice — allowing you the freedom to shop around for the best loan terms and interest rates.  However, if you’re not sure how to get started, we can recommend trusted lenders specializing in new home construction that we’ve worked with in the past.

Step 5: Homesite Inspection & Pre-Construction Meeting

Before we break ground, we’ll visit your homesite to assess the lot and prepare it for construction. You’ll also meet with your Builder Team during your preconstruction meeting to go over final details, review the construction timeline, and answer any last-minute questions. This ensures that everything is in place for a smooth build.

Step 6: Personal Selections Meetings

This is where your home truly comes to life. In these meetings, you’ll select everything from cabinetry and flooring to paint colors and fixtures. Our design professionals will guide you in creating a cohesive, beautiful space that perfectly reflects your unique style.

Step 7: Close on Your Loan

Once your selections are finalized and plans are approved, it’s time to close on your construction loan. This step finalizes your financing, allowing us to begin building your home.

Step 8: Construction Begins

Now, the most exciting phase—watching your home come to life! Your Builder Team will keep you updated throughout the construction process, and you’re always welcome to check in and see the progress firsthand. From the foundation to the final touches, we ensure high-quality craftsmanship every step of the way.

Step 9: Welcome Home!

The wait is over—it’s time to move in! Before closing, we’ll do a final walkthrough with you to ensure everything meets your expectations. Once you receive your keys, you can begin making memories in your brand-new, custom-built American Heritage Home. We’ll also provide you with a warranty packet for peace of mind, so you’re covered long after you’ve settled in.

Step 10: Post-Move Support

Our relationship doesn’t end at move-in. We stand behind our work and are here to support you with any questions or concerns after you settle in. Your satisfaction is our top priority, and we’re always just a phone call away.
